Noida-Ghaziabad Metro is all set to take a step forward to become reality as Delhi Metro Rail Corporation (DMRC) has sent Detailed Project Report (DPR) to Ghaziabad Development Authority (GDA) for the extension of the current blue line from Noida to Ghaziabad.
The plan involves the construction of 10.17 km Noida-Ghaziabad Metro stretch having to elevated corridors that are estimated to build at a cost of around ₹3711 crores.
One of the two corridors on Noida-Ghaziabad Metro will commence its operation from the under-construction Aqua Line or Noida-Greater Noida Metro at Noida Sector 62 Metro Station. This stretch will have 5 metro stations, namely, Vaibhav Khand, Indirapuram, Shakti Khand, Sector 5 Vasundhara and Sahibabad.
The other corridor on Noida-Ghaziabad Metro Line is the extension from Vaishali to Mohan Nagar Metro Stations via Prahlad Garhi, Vasundhara Sector 14 and Sahibabad. Once complete, these corridors on Noida-Ghaziabad Metro Line are expected to solve the traffic woes of the commuters to a great extent.
One of the best things about Noida-Ghaziabad Metro Line is the fact that it will not only connect Vaishali, Indirapuram and Vasundhara with each other but will also connect these locations with Noida City Centre, upcoming Electronic City Metro and the recently inaugurated Magenta Metro Line.
“The station at Mohan Nagar has been proposed in the form of an interchange. The deadline for completing the Dilshad Garden-New Bus Stand metro corridor is June 2018 as of now. Work on this corridor was delayed because government agencies had not been releasing their share of funds in time. The latest instalment of ₹80 crores was received from the UP housing and development board and handed over to the DMRC,” said GDA vice-chairperson Ritu Maheshwari.
Impact of Noida-Ghaziabad Metro Line on the Real Estate
Indirapuram is already a developed locality in Ghaziabad, but metro connectivity was something that most residents were praying for very long. Only the announcement of the completion of Noida-Ghaziabad Metro line has brought the real estate prices of Indirapuram to new heights.
Popular residential areas, such as Shipra Suncity, Niti Khand, Ahinsa Khand and Vaibhav Khand have average property pricing of ₹4000 sq. ft. to ₹5000 sq. ft. These places will witness a huge price appreciation in the next few months after completion of Noida-Ghaziabad Metro.
On the other side of the page, the real estate prices in Vasundhara haven’t seen much fluctuation in the last four-five years, as Noida-Ghaziabad Metro connectivity was missing. But, after the beginning of Noida-Ghaziabad Metro Line, even this property market is like to see the growth that was expected since a very long.
